In this role you will drive the day-to-day real estate activities for BrightView’s portfolio, from lease analysis to administration. You’ll work within the Real Estate team to ensure timely lease extensions, accurate payments, and reliable reporting, supporting cross-functional groups and external partners. You’ll handle zoning, permits, and property-related processes while safeguarding company objectives and compliance. This is a growth-focused position in a supportive, best-in-class team that tackles large-scale real estate projects. You will contribute to BrightView’s mission by optimizing the real estate portfolio and delivering exceptional service to internal and external stakeholders.

Responsibilities

  • Manage lease analysis and negotiation of business terms for commercial/industrial real estate transactions
  • Draft and send notices to landlords and property managers
  • Draft lease agreements and amendments; prepare contracts for execution
  • Manage and update the real estate portfolio database and monitor critical expiration dates
  • Coordinate with Accounts Payable to set up monthly lease payments and resolve discrepancies
  • Prepare monthly real estate reports for active properties
  • Oversee final walk-throughs with landlords/branch reps and closeouts
  • Resolve property repair/maintenance issues with landlords/branch operations under legal guidance
  • Prepare facility budgets and forecasts; coordinate facility services for the corporate office
  • Review zoning codes and process zoning/occupancy/use permits
  • Maintain relationships with brokers, landlords, subtenants; liaise with contractors, legal, risk, environment teams
  • Escalate issues to Real Estate Manager/Senior Director for timely completion
  • Provide general administrative support and handle travel, invoices, and time plans
  • Perform other duties and special projects as assigned

Key requirements

  • 2 to 4 years of corporate real estate or property management experience
  • Experience supporting multiple groups or departments
  • Proficient with MS Office (Word, Excel, Outlook, PowerPoint)
  • Strong work ethic and attention to detail
  • Ability to prioritize, multi-task, and solve problems
  • Excellent oral and written communication; customer service experience
  • Ability to interact with brokers, landlords, and external partners
  • Experience in fast-paced real estate department preferred
