In this role you will manage the daily operations and financial performance of EvergreenHealth’s real estate assets. You will help shape strategies to optimize the portfolio’s contribution to patient care and report findings to leadership. Expect varied daily tasks across tenant relations, construction coordination, and financial forecasting, with a focus on maintaining high operational standards. Your work will support hospital operations and collaboration with cross-functional teams, landlords, and brokers. This position offers meaningful impact through disciplined portfolio oversight and strategic planning.

Responsibilities

Conduct regular property inspections and tenant visits
Respond promptly to tenant inquiries and issues
Coordinate with Construction Management and other departments to ensure operational capabilities
Coordinate with landlords and third-party property managers for weather-related operations
Oversee move-in/move-out processes and space readiness
Maintain property condition reports (roofs, HVAC, parking, etc.)
Coordinate with Design and Construction to uphold building standards and tenant finish work
Engage in renovations in leased spaces and liaise with landlords
Interface with security staff or contractors to ensure security for occupied areas
Supervise contractors and maintenance staff for property services
Assist with rent commencement letters and notices for new tenants
Negotiate lease renewals with landlords and tenants based on fair market value
Coordinate with brokers for marketing vacant spaces and procuring leased spaces
Ensure compliance with STARK law regarding fair market values
Oversee lease compliance with landlords, tenants, and owner reps
Complete special projects as assigned
Maintain Certificates of Insurance for tenants and vendors
Assist in drafting and renewing vendor contracts in coordination with legal
Maintain service contracts and list of preferred vendors by property
Prepare monthly management reports and annual operating budgets and forecasts
Review real estate tax assessments and coordinate appeals as needed
Manage accounts receivable and collection efforts for past due tenants
Conduct annual expense reconciliations for landlord and tenant properties
Support development of Real Estate management strategic plan with leadership
Perform other duties as assigned

Key requirements

Bachelor's degree in related field or equivalent combination of education and/or property management experience
Valid Real Estate Agent/broker license
Minimum 5 years of property management experience with healthcare experience preferred
Working knowledge of property management and financial aspects
Excellent interpersonal, written, and verbal communication skills
Organizational and management ability to oversee multiple properties
Willingness to work off hours and weekends as needed
Self-directed and collaborative in a diverse team
Understanding of lease language and property management laws and ability to work with legal counsel
Ability to write professional reports and deliver presentations to leadership
