In this role you will help build and oversee the compliance framework for Opendoor’s new mortgage business. You will partner with Legal, mortgage operations, licensing, and leadership to ensure regulatory alignment as we scale a tech-forward lending platform. You’ll run the CMS, manage multi-state licensing, and address day-to-day and exam-related compliance needs. This is a foundational, cross-functional role in a fast-moving, growth-focused environment.

Responsibilities
- Own and manage the Compliance Management System (CMS) for mortgage operations, including policy creation, training, and complaint handling
- Oversee multi-state NMLS licensing for the entity and loan originators across 47+ states (applications, amendments, renewals, surety bonds)
- Prepare and submit regulatory filings (HMDA LAR, NMLS MCR, state reports)
- Resolve loan-level compliance issues in a high-volume origination setting and provide actionable guidance
- Lead regulatory examinations preparation and remediation from start to finish
- Monitor and implement regulatory changes affecting mortgage origination to keep the business compliant
- Manage BSA/AML program requirements, including SAR and CTR filings; serve as AML Compliance Officer
- Support title and escrow compliance needs as the business scales (training and support provided)
- Collaborate with legal, operations, and technology teams to enable fast, compliant business decisions
Key requirements
- Mortgage compliance experience at a non-bank lender, mortgage company, or regulator
- Expert-level knowledge of multi-state NMLS licensing for entities and individuals, including licensing processes and surety bonds
- Hands-on experience with HMDA LAR filings, NMLS MCR, and state-specific reports
- Strong understanding of end-to-end mortgage origination
- Proven track record managing a CMS (policies, training, complaints)
- Experience managing regulatory examinations (prep through remediation)
- Working knowledge of BSA/AML requirements (SAR/CTR)
- Ability to resolve loan-level compliance issues in a high-volume environment
- Comfort using AI tools and modern tech to support compliance workflows
- Excellent communication skills to explain regulatory requirements to business stakeholders
- Bachelor’s degree in business, law, or related field
